We take care of tenant sourcing, management, and day-to-day issues, giving you a hands-off, stress-free experience with secure and predictable income.
- 02Some properties require a licence before they can be rented, depending on the location and the type of property (for example, HMOs or areas with selective licensing). If a licence is needed, Prime Row will advise you and guide you through the process to ensure your property is fully compliant and ready to proceed.
- 03At Prime Row, we return your property at the end of the agreement in the same condition it was received, allowing for fair wear and tear. We keep a clear record of how the property looked at the beginning of the lease and ensure it is professionally cleaned and well maintained throughout our term, giving you complete peace of mind.

- 06What Documents or Requirements Are Needed to Let My Property with Prime Row? To place your property on our Guaranteed Rent scheme, we’ll require a few standard documents to ensure full compliance: Proof of ownership (Title Register or Land Registry document) Valid Gas Safety Certificate (if applicable) Valid Electrical Installation Condition Report (EICR) Energy Performance Certificate (EPC) Fire Risk Assessment (FRA) for apartments within a block (if applicable) Proof of ID and address Buildings insurance details If you don’t currently have any of the required certificates, Prime Row can guide you through the process and assist with arranging them where needed. We aim to make the onboarding process straightforward, efficient, and stress-free.
- 07Prime Row accepts a wide range of residential properties, including: Studio apartments 1–5 bedroom houses Flats and apartments Maisonettes HMOs (subject to licensing and compliance) All properties must be in good, lettable condition and meet current safety and regulatory standards. If you are unsure whether your property qualifies, our team will be happy to assess it and provide clear guidance.
- 08At the start of each tenancy, Prime Row ensures that council tax and all relevant utility accounts are transferred into the occupier’s name. We manage the notification process with the local authority and utility providers, ensuring a smooth transition and clear responsibility for ongoing payments. This means you will not be liable for council tax or utility bills during the tenancy.
